Rio de Ipanema is the concept behind Jaguaripe 289. Autoral, wellness and boutique are ideas expressed in the architecture, interiors and shared spaces. From the entrance to the rooftop, the building combines places to meet with spaces to unwind, between Ipanema Beach and Rodrigo de Freitas Lagoon.

The brochure connects beach, Lagoon, outdoor activity, gastronomy, creativity and boutiques. Its idea is belonging to the neighbourhood: living, enjoying and investing. The map relates this concept to the address without adding walking times or distances absent from the material.

The brochure’s rooftop illustrations feature Rodrigo de Freitas Lagoon and Christ the Redeemer. These are approximate artistic views, not guarantees of permanence or identical views from every residence. Each apartment’s orientation needs to be assessed separately.

The one-bedroom plans illustrate a sleeping space separated from the living area, supporting different routines for rest and socializing. Read the illustrated partitions and furniture with the brochure notes: cabinetry, panels and decorative doors are not automatically included in delivery.

Fernando Costa of Plano 8 describes a layered building: a double-height arrival space, a façade grid that highlights individual apartments, rooftop leisure and basement wellness. Earthy tones, natural materials and focused lighting shape the design in dialogue with the street’s vegetation.

The Wellness Space is in the basement beside an outdoor garden that, according to the architectural description, brings natural light and ventilation. The plan includes a wellness lounge, contrast circuit, rest lounge, saunas, shower, gym, yoga and meditation area, laundry and bathrooms.

Residences 201 to 901 combine a studio with a bedroom and living room. The plan shows two sleeping areas, two bathrooms and two kitchen areas. The specifications distinguish electric cooking in the studio from a gas point in the one-bedroom section, subject to the stated conditions. This layout alone does not establish two separate property registrations.

The ten residential plans in the brochure range from 29.02 to 72.63 m² of private area. They include integrated studios, layouts with separate living and sleeping spaces, and 67.25 m² one-bedroom + studio configurations. Penthouse 1001 has a terrace and private pool; studio 1002 measures 31.47 m².
