Jaguaripe 289 specifications: finishes and included items
The descriptive specifications occupy pages 73 and 74 of the brochure. They cover finishes, installations, common areas and plan notes. They are the reference for delivery, including where illustrations show furniture, equipment or finishes that are not included.
Apartment finishes.
The document specifies porcelain flooring in studios, living rooms, bedrooms, circulation, kitchens and bathrooms. Kitchen and bathroom counters are granite or similar; façade frames are electrostatically painted aluminium. Consult the full document for skirting, fixtures, fittings and alternative finishes rather than assuming unlisted brands.
Installations and infrastructure.
Two lifts, internal communication and infrastructure for split and multisplit air conditioning are specified. Apartment owners purchase and install their air-conditioning equipment. Central hot water serves showers and bathroom counters. Individual cold-water metering infrastructure is provided; meters and the metering service are the condominium’s responsibility.
Technology, security and conveniences.
The brochure lists biometric apartment locks, a controlled security vestibule, laundry, delivery space, luggage storage and bicycle storage. It also provides for infrastructure for CCTV, alarms, perimeter sensors and an electric bicycle charging point. Infrastructure does not mean all equipment is supplied.
Planned sustainability features.
The presentation includes provision for waste sorting, individual water metering, flow reducers at common-area taps and LED lighting with presence sensors in common areas. The specifications clarify that metering infrastructure is supplied and meters are the condominium’s responsibility.
Do not infer delivery from images alone.
Apartment furniture, decorative items, cabinetry and equipment are illustrative and not automatically included. Penthouse 1001’s barbecue and pool pumps will not be supplied by the builder. The document also describes costs excluded from the price and construction budget; consult the full documentation before contracting.
Documentary project identification.
The brochure states incorporation registration under property record 53508 at Rio de Janeiro’s 5th Property Registry and approval process EIS-PRO-2025/10661. It names Fernando José Barbosa da Costa Junior, CAU A52845-5, for authorship/statutory design, and Marcos Saceanu, CREA RJ 2001103365, for construction. These are brochure data, not a registry certificate issued by this site.
Illustrations, planting and views.
Brochure images are illustrative and show approximate views. Planting is depicted at maturity but installed as young plants according to the project. Changes to surrounding buildings and project development may affect appearance and views, as explained in the material’s notes.
